Chalet Balcon is located on the sunny side of the valley in the picturesque village of Verchaix en Haut at 800m altitude, surrounded by mountain views down the valley. Nearest access to the Grand Massif Ski Domaine is a 5 minute drive to Morillon gondola or 8 minutes to the neighbouring village of Samoens. Geneva’s international airport is just over an hour away.



Built in 2007 by a reputable local artisan, this south west facing chalet is nestled in a quiet sunny spot on 1200m2 of land amongst a scatter of residential chalets. The ski bus can be picked up in front of village school - 500m away.



Currently operating as a quality bed and breakfast, Chalet Balcon’s configuration equally welcomes a residential second home for entertaining family and friends. Great attention to detail has been given to this chalet’s construction and finish, using quality materials and high levels of thermal and acoustic insulation. Ecologically minded, there is a 5000L rain water tank serving 7 WCs and watering of the garden.



Set over three levels, the total surface area is 295m2 of which 257m2 is considered habitable living. The basement level is composed of a garage, sauna and shower, wine cellar, workshop and an internal staircase to the ground floor.

The main entrance of the chalet is located on the north off of which is a guest WC, a bedroom currently used as a study with its own bathroom, a laundry room and a closed kitchen (15 m2) with two doors – one from the entrance area and the other linking into the living/dining area.

This open living room measures 38m2, composed of a spacious dining and sitting area around an Austrian (11kw) wood burner with expansive French windows that look over the valley and access an inviting 24m2 wooden terrace. Off the main living room, is a formal sitting room (19m2) with its own dedicated fireplace as well as a parental bedroom with ensuite bathroom and WC. Electric underfloor heating operates throughout this level.



Upstairs, there is an impressive 22m2 cathedral style library measuring 5m in height which opens onto a terrace perfect for picking up some morning sun. A closed mezzanine contains the technical area (approximately 25m2) which includes the ventilation system and hot water tanks.



There are 4/5 spacious bedrooms (approximately 20m2 each) on this level, all equipped with ensuite shower rooms and independent WCs. Three bedrooms have delightful mountain views, sharing a common balcony, whilst the other two (one bedroom is currently set up as a secondary kitchen/eating area) bedrooms look over to the garden. Heating operates on inertia radiators.



Externally, there is parking for 4-5 cars, including a second garage suitable for a 4x4 vehicle, a landscaped garden and three spacious terraces which surround the chalet.



If you are considering maintaining the chalet’s bed and breakfast activity, it has been successfully operated for nine year with a loyal French and international client base and well referenced presence online which would make for a fluid transition of ownership in a dual season resort.
