This 135-year-old, Queen Anne Victorian mansion in Pacific Heights was built by prolific San Francisco builder, George Hinkel. Built as his family home, the double-sized corner lot was chosen for the extensive southern exposure creating the opportunity for City views, a sunny garden and patio.
Like many San Francisco mansions, this building was divided into multiple units post-WW II, when San Francisco experienced a severe housing shortage for returning servicemen who wanted to make the City home.
Shortly after the house was purchased, the owners embarked on a major renovation of the property, upgrading all systems (electrical, plumbing, heating, etc.) replacing the roof and replacing all of the original windows. The only windows that were preserved are the lovely original stained-glass windows on the front porch and elsewhere around the house.
The house now consists of a penthouse unit with stunning views; the two-story, primary residence; and a small nanny unit on the ground floor.
In the formal foyer of the primary residence, the grand staircase was refreshed and original woodwork preserved and matched where new was installed, including the original Greek key flooring in the formal rooms. Lighting fixtures are 19th-century solid brass wall sconces and a chandelier.
The large living room, with 14-foot ceilings, is anchored by the turret that corners each floor from here to the top story. With the original mahogany-encased fireplace, this expansive room is ideal for an open living area, cocktails with friends or hosting a grand party of more than 75 guests.
Through the original pocket doors to the large formal dining room, family dinners, or brunches with friends are easily accommodated. The original porch off the dining room was rebuilt to its original design from 1930s photos of the original house. The coved ceilings and plaster moldings were faithfully replicated from the original design.
The kitchen, which was the original servant's kitchen from 1890, was completely rebuilt, with lovely cabinetry and high-end appliances. A flex room off the kitchen opens to a large private deck. It has a large laundry/utility room with walls of large cabinets for storage.
On the third floor, which was restored to its original layout by the current owner, the back staircase opens up into a large, second family room. Two bedrooms are directly off this room and benefit from the southern exposure. Across the hall is a full wall of built-in cabinetry, and a full bath, utilizing a 6-ft soaking tub with shower and pedestal sink, both of which were original to the house.
The primary bedroom suite, located at the end of a long hallway, was brought back to its original use from being a small rental unit. This suite is composed of a very large (approximately 400 sq. ft.) bedroom with generous built-in cabinetry, a window seat in the turret and a door leading to a private porch. The adjoining master bathroom has 2 sinks, a soaking tub, shower and water closet. There is also an adjacent, large walk-in closet with cabinets built from floor to ceiling.
In the spacious top floor penthouse suite, which were the servant's quarters for the original owner, the turret accommodates a dining area with expansive City views. The living area offers plenty of room for entertaining friends. This unit has 2 bedrooms with a spacious primary bedroom and a second flex room, ideal for a home office or guest quarters. The beautiful marble and tiled bathroom with shower benefits from a skylight. The chef's kitchen with top appliances, generous counter space and cabinets is ideal to prepare a meal or mix drinks for evening cocktails on the private deck, approximately 150 sq. ft., with a southern view of the San Francisco skyline.
On the ground floor, off the garden, is a small, independent living unit, approximately 250 sq. ft., built in 2004 as a nanny apartment and is currently rented. Another family living area, approximately 650-sq-ft., with attached kitchen and full bathroom is located next to the nanny unit, with interior access to the first floor. The utility area on the ground floor offers abundant storage and a wine cellar.
Also on the ground floor are two street-level, attached garages and driveways. They are located on the two streets at the corner: Sacramento and Divisadero Streets.
