The owners of Napier Valley and Jarrahdale Station proudly present both properties for sale by Expressions of Interest.

This is a rare opportunity to secure broadscale developed cropping land close to town and services in the Top End. Spanning a total area of 6,520 ha (16,111 acres), approximately 50% of the aggregate area is cleared. Napier Valley and Jarrahdale Station boast well drained red sandy loams that the Venn agricultural and horticultural region is renowned for, and a regional average annual wet season rainfall of 1,069 mm. Situated 34km south of Katherine, 350 km south of Darwin and 81 km north of Mataranka, Napier Valley and Jarrahdale Station have multiple vehicle access points via Napier Road. Both properties are fully fenced with central laneways and stock water troughs in all paddocks. A stock yard with 5-way draft is located at Jarrahdale Station. There are registered and equipped bores with good water supply that deliver water for stock on both properties, and a groundwater extraction licence for 42 ML/year is situated at Jarrahdale Station.

Napier Valley offers extensive infrastructure including 4 sheds for hay and machinery, comfortable homestead, two additional accommodation units and a demountable office with kitchenette. It has secure power supply with mains power connection, and grid solar infrastructure including a 20kW 3 phase inverter and a generator for backup power supply with an automated cut in/out switch. There is excellent mobile coverage with full 4G mobile service via Telstra at the homestead.

Jarrahdale Station hosts the main cattle yards that is currently used to service both properties, and infrastructure includes a house and shed with grid solar infrastructure including 10kW 3 phase inverter and 3 phase battery storage. There is also excellent 4G mobile coverage at the property. Jarrahdale Station consists of three NT Land Portions.

Plant and equipment are negotiable upon inspection. A listing of plant and equipment is available on request. Hay on site at time of completed contract of sale will be included in the sale.
