This forty-two 2019 – 2021 vintage homes portfolio is contained within three communities, metro Austin, metro Houston, and San Antonio, Texas. This portfolio offers investors a significant opportunity to add nearly brand-new homes to their current portfolio. All homes are leased by quality tenants. There should be minimal repair and capital expenditures for some years because the homes are new construction homes built by public and regional builders, and resident turnover should be limited.
Austin has experienced some of the most robust home-price appreciation lease rent increases in the country. Houston and San Antonio have also shown strong rent and value growth year over year. There are 20 homes built in 2020 in the Presidential Heights community in Manor, a northeast suburb of Austin. All homes are 3- or 4-bedrooms, with 2- or 2.5-bathrooms; all with 2-car garages.
The community has resort-style amenities, including swimming pools and an open pavilion. Fifteen homes are in the Kingsland Heights community in Brookshire, a western Houston suburb. These fifteen homes were built in 2020 – 2021 and are 3- or 4-bedroom homes with 2- or 2.5-bathrooms and 2-car garages. The residents have access to the Katy ISD with top-rated schools, community playgrounds, grills, and gazebo. The remaining seven homes are in the Woods at Texas Research Park, located in San Antonio. These homes were built in 2019 and are 3- or 4-bedrooms, with 2- or 2.5-bathrooms, all with 2-car garages.
The community is located in the heart of West San Antonio with plenty of retail, a resort-style pool, playground, and extensive walking trails. Manor is a northeastern suburb approximately twelve miles from Austin. Of the top 20 SFR markets John Burns Real Estate Consulting tracks, Austin experienced the most substantial population growth, 3.3%. Despite the significant rent increases Austin has experienced over the past year, the SFR rent-to-income ratio for the metro area is still below the median level and just above Houston and San Antonio.
Houston has experienced the most robust median household income growth of the top SFR markets YoY November 2021, and Austin is second only to Las Vegas in job growth.
