Happy Holidays S.A. is going to develop in GREECE (Sarti Village, Chalkidiki Area), a luxury integrated resort in the land plot of 120.900 m2. The tourism complex will be consisted of (2) hotels 5* (134 Rooms &24 Suites), 70 luxury apartments, yacht shelter 20 berths, 65 residences units, additional facilities to be developed during 2021-2024 with a total cost of 30M€.
Ministry of Development & Investments will provide all the permits and licenses needed. Therefore, the Company has issued an Investment Offer to potential Investors by equity/debt partnership. Upon completion in 2024, the project will be expanded to a final amount of 50M€. The project of 50M€ is already a part of Enterprise Greece and EIPP* portfolio.
An International Hotel Brand will be selected to ensure smooth operation of the project and international positioning. According to the business plan projections (10 years), the financial indicators will be formed to: EBITDA 42,5%, IRR 34,5%, ROI 34,7%, LTV 20,9% and NPV 9,6M€. The Project Funding: Company 10M€ + State Grants 6M€ + Project Loan 14M€ = Total 30M€.
