Located in the Town of Apple Valley, California, the Subject Property is bordered to the north by Falchion Road, to the east by Chippewa Road, to the west by mountains, and to the south by Tao Road which enters into the southern boundary of the Property. The Subject Property is also located just south of the approved High Desert Corridor a 63-mile long freeway/expressway that will connect the City of Palmdale in Los Angeles County with the Town of Apple Valley. In 2006, the Specific Plan was approved for up to 1,102 units. In 2007 nine Tentative Tract Maps were approved for the first two phases of the Property for a total of 384 half-acre & larger minimum lots on 340 acres. The Tentative Tract Maps are set to expire in 2020; additional extensions to be negotiated with the Town of Apple Valley. Brightline West who purchased the assets of XpressWest who has been working since 2005 to acquire the required permits to build a $7 billion, ±185 mile dual-track high-speed rail line between Victorville & Las Vegas. Construction will get underway this year, and train service will begin in 2024, according to the company. Brightline will build the rail line adjacent to the 15 Freeway, with no pedestrian crossings. The map below shows the possible locations from which the train would leave from Victorville and travel along the I-15 to Las Vegas. There are two other alternate starting locations, one near the future HDC and I-15 intersection (near existing Quarry Road x I-15 intersection) and near existing Stoddard Wells Rd & I-15 intersection. This is a privately funded project that will create ±30,000 construction jobs, $6 Billion economic impact, 1,000 permanent jobs, $800 Million in tax revenue, and remove 3 Million cars from the road annually. Brightline expects 50 million one-way trips will be made annually between SoCal & Las Vegas. Brightline West has acquired property in the newly annexed area of Apple Valley near Dale Evans Parkway for a high-speed rail station that will connect Southern California to Las Vegas.
