This Lovely T4 villa is located in a small village between the market towns of Vila nova de Poiares and Penecova in Central Portugal.

If you are looking for a safe and quiet place to retire or move to permanently with your family, this house is perfect. Close to small towns with shops, banks, pharmacies, schools and much more and only 20km from Coimbra, famous for its university and architecture. 30Min by car to the Silver Coast, Figueira da Foz with it´s beautiful beaches.

Entrance to the property is by the front walkway from the road into the garden and to the front door.

Once inside the hallway there are rooms to either side with a staircase in front, the first room on the left is the ground floor bedroom with a window facing to the front of the property this room is currently used as an office.

Further along the hallway again on the left is the second ground floor bedroom a large room with an archway splitting it into 2 parts, this is currently used as storage with windows to the side and back of the house it could be used as a main lounge as it is a very good size.

Next is the downstairs bathroom with wc and plumbing for a sink and bidet, heated towel rail and window to the rear of the house.

To the right of the entrance hall is the main lounge with an enclosed fireplace that has a stone surround and chimney breast. The ceiling is wood and there is a window to the front of the house, a door from the lounge leads out to the back garden.

The kitchen situated at the back of the lounge overlooks the back garden and pool area and has wooden base and wall units with double sink unit, a light marble worktop throughout, dishwasher and large 5 ring gas hob/oven.

There are tiled floors and walls in the kitchen of a neutral colour.



The upstairs is from the hallway by marble staircase with painted metal balustrades to a large landing area currently used as a soft space lounge, from here there is access to the bedrooms family bathroom and outdoor terrace.

The first bedroom currently the children's room has a window to the front of the property, it has a built in wardrobe ideal for space saving and the floor is laminate.

The second bedroom, also a window to the front of the house, mirrors the first bedroom with built in wardrobe and laminate flooring and air conditioning.

A door leads to the roof terrace, this is a great area for relaxing in the sun, it overlooks both the side and back gardens.

There are also 2 storage areas one of which houses the combo heater for the central heating and hot water.



Outside from the lounge there is a workshop or wood store also a gate which leads to the front of the property.

Towards the back of the house is a covered area ideal for summer shade and an alfresco dining area, the access to the pool is also from here with the pool surround in crazy paving. The pool area also has a garden shaded area with chairs and tables. The gardens are completely walled so are very private with many nice plants and shrubs giving lots of colour.



The gardens have several fruit trees.

There is a garage and parking spaces to the front of the property so plenty of off road parking.



The village is just 5 minutes into the market town of Vila Nova de Poiares so very close to all amenities.
