A quaint and attractive thatched cottage nearby to the village of Ballyedmond and within a 5 minute drive of a sandy beach. Thought to date to the late 1600’s and incorporating a mid-20th Century extension the cottage has been comprehensively restored within the last decade to now present an extremely comfortable family home of some 1,523 square feet or 141.5 square metres of accommodation. Beautifully presented throughout the restoration works were carried out to an exacting standard whilst retaining the charming period character, with many of the original features retained.
A large thatched porch leads into the reception hall, which has rugged white washed walls and a carved timber staircase to the first floor and accesses both the living room and kitchen. The living room faces south, west and north and has a large open fireplace and an exposed beam ceiling painted white. The kitchen is large and also features a large open fireplace. In the ‘Country Kitchen’ style there is an extensive range of fitted timber wall and floor units, an integrated Neff electric oven with hob and extractor fan and a large ceramic sink. An open archway leads to the connected family room. Facing east and west the family room has a distinctly relaxed coastal ambiance and links easily to the garden from large double French doors. 2 bedrooms and a shower room complete the ground floor accommodation.
Upstairs there are 2 bedrooms and a bathroom. The landing retains a feature rugged wall and enjoys strong natural light from a Velux roof window. The master bedroom faces south and west and again benefits from a Velux roof window and recessed spot lighting, making it feel spacious and light but retaining a great cottage character with a coved ceiling. The second bedroom faces south and east and again has great character with a coved ceiling. The bathroom has a fitted bath, separate shower, wash-hand-basin and a WC.
The quality of the restoration is excellent with the cottage presented in superb condition. The integration of up-to-date services and additional light from added windows and recessed spot lights allows for comfortable living but has been done with a conscious sympathy to the historic character of the cottage.
