Florence is located in Northern Alabama 60 miles west of Huntsville. The economy is a diverse mix of government (county seat), manufacturing, healthcare, power (TVA) and higher education (University of North Alabama). Cox Creek Station comprises one building totaling 101,501 square feet on 10.87 acres. The Property is part of a dynamic, integrated retail node with shadow retailers Home Depot, Publix Supermarket, Kohl’s and Sam’s Club and opposite the regional mall. Cox Creek features a tenant roster that is 90.1% national including Ross Dress for Less, Bed Bath & Beyond and Jo-Ann Fabrics. Currently Property is 93.3% leased (note, the only vacancy is unused space behind Shoe Carnival). Cox Creek Station was originally constructed in 1984 as a Walmart and redeveloped into a multi-tenant center in 2000.
