EDEN VALE, ENNIS, COUNTY CLARE, IRELAND
A handsome and important Georgian mansion pleasantly positioned upon the steep of a little glen, across from a small oblong lake and within a private estate extending to a little over 80 acres (32 hectares). Dating to circa 1776 the house was extended and embellished in the 19th century and again extended in the 21st century, when extensive restoration works commenced.
Accommodation within the house extends to some 37,360 square feet or 3,470 square metres and includes 8 reception rooms and 15 bedroom suites and a substantial but unfinished basement level. The courtyard building comprises some 7,644 square feet or 710 square metres and could be suited to further accommodation. A comprehensive and substantial restoration programme had been significantly advanced before the programme halted in 2012. The completion works remain outstanding.
There is much to admire about Eden Vale. The position of the house is extremely pleasant, above and overlooking Eden Vale lake and looking out onto a well-timbered glen that includes some ancient specimen trees. The lands have a rich and truly ancient history.
Built in the late 18th century, circa 1776, the house is handsome and well-proportioned. For the most part comprising 3 storeys there is a central tower-like block of 3 storeys and a large basement. The extensive restoration and extension works were undertaken with a view to establishing Eden Vale as a premier boutique short-stay holiday home, where patrons would hire the entire estate complete with its working staff or in essence on a fully serviced rental basis. Subject to any necessary permissions suitable uses for Eden Vale on the completion of the restoration include use as a private family home, a boutique guest house or venue or as a small boutique hotel or possibly a retirement home.
The concept had been for the restored original reception rooms to be augmented by a series of other linked reception rooms, including the new, but incomplete, library and bar room. Itself linking to the original basement. A large landing off the stair hall on the first floor links to the ballroom and a gallery hall, which accesses a chapel, which has some marvellous features, and an extensive elevated garden terrace. The chapel is a legacy from Eden Vale’s use as a retirement home. A lift shaft extends to the basement and 2 staircases lead to the ground floor level.
The current layout comprises some 15 bedroom suites between the ground, first and second floors and a wing overlooking the courtyard. The bedroom accommodation layout has been well thought-out with a number of interconnecting doors allowing suites to be combined or used independently.
The newly constructed lower ground floor or basement level comprises some 16,910 square feet or 1,571 square metres and opens at ground level to southwest facing gardens. Planned to be a large function space this area is only finished to a core-construction phase and can be easily re-interpreted, possible alternatively uses including the creation of a leisure or games complex or specialist car garaging within this space, subject to any necessary permissions.
Overall there is much merit to the quality of the restoration and extension works undertaken and they present a superb platform for Eden Vale’s next owner and incarnation.
Unkempt now the gardens retain their original form and could be reinstated or reinvented. There is a small amount of grazing afforded on the lands and a small farmstead with a stabling barn. The lake offers pike fishing. The courtyard dates to circa 1850 and includes some original stables.
