The Largest Vacant Development Site adjoining the Port Vila Urban Zone
This remarkable 11.7482 hectare (117,482 m2) hillside site comprises two titles and has direct frontage onto the main road along the Second Lagoon, as well as elevated terrain rising up to over 100 metres above sea level. This allows for a combination of commercial and residential projects to be developed.
This is the largest development site we have listed for sale that is this close to Port Vila town. In fact it adjoins the Port Vila Municipality. It is also the cheapest land on our books (based on the sale price per square metre).
A Preliminary Environment Assessment has been carried out and Ministerial Environmental approval has been issued for a 60 lot residential subdivision, with all lots having panoramic view overlooking Port Vila’s lagoons. This is a previously undeveloped site and because there are numerous feature trees, a developer may opt to reduce the number of lots and possibly increase the each plot’s surface area in order to create a more upmarket project with a much higher percentage of “green space” and home owner privacy.
It is possible to develop the main road area as a flat commercial zone where the frontage to Teouma Road is about 220 metres long. This area could be excavated to create a flat commercial area. This has been done in nearby properties.
