The main farmhouse at Westley Farm is thought to date back to around 1810 and believed to originally belong to Christ Church College Oxford. It was last sold in 1972 and has been used as a wonderful venue for weddings, festivals and other events over the years. The traditional farmhouse is not listed and has been modernised by the current owners. The rooms are all of excellent proportions and of particular note is the large open plan kitchen/dining room at the heart of the house. There are many attractive period features including large open fireplaces, flagstone floors and windows with shutters. To the first floor there are four wellproportioned bedrooms all with excellent views. Additional accommodation can be found on the second floor by way of a selfcontained flat which can be accessed via the main house or separately via its own external staircase.
The gardens and grounds are a prominent feature of Westley Farm. Within the 69 acres there is a mixture of formal gardens, ancient woodland, paddocks and an orchard. The formal gardens around the house include a beautiful terraced area complete with a hand built outdoor pizza oven and far reaching views over The Golden Valley towards Chalford. There is a greenhouse, potting shed and attractive orchard with various apple, cherry and plum trees. At the bottom of the garden is a timber framed studio built upon Staddle stones and used as an art studio. Beyond the gardens are a number of grassland paddocks, and ancient woodland which combine to make a wildlife haven and thriving habitat for rare flora and fauna such as marsh fritillary butterflies and bee orchids.
The Cottages
There are five cottages on the farm which the current owners rent out as holiday cottages. The cottages are all in good condition and represent a great opportunity for the new owners of the farm to continue to generate income from these properties. In summary the cottages comprise:
Cockshutt Cottage – a single storey cottage with two bedrooms.
Hornstone Cottage – a three bedroom, two storey cottage.
Jackdaw Cottage – a two storey cottage with two bedrooms.
Tullet Cottage – a two storey cottage with two bedrooms.
The Loft – a one bedroom apartment set above outbuildings.
In addition to the cottages, there are five bases, located in separate locations around the farm, built specifically for yurts, which can also used for holiday lets. Each base comes complete with a compost W/C and electric power with one of the bases also having a bathroom suite built within a converted horse trailer. For the benefit of guests staying in yurts, there is a communal kitchen, sitting area and showers located near to the main farmhouse.
