The Santa Barbara Samaná site covers 300 hectares (3.0 million m2 or 741 acres) of virgin land on the Bay of Samaná on the northeast coast of the Dominican Republic. The site is approximately 125 kilometers (77 miles) northwest of Punta Cana and comprises an area in a natural and tropical environment. There is approximately 1.5 kilometers of beachfront land and the property rises 3.0 kilometers up gentle mountain slopes to the peak of the mountains. All sections of the property have clear views of the Samaná Bay. The bay of Samaná is great for fishing and is a sailor's paradise. There are 11 different anchorages for scenic tours or spending the night with friends or family. The bay area is also well known for "whale watching" in season and is a popular anchorage for cruise ships coming out of Florida and heading for the Caribbean.
A planned development was designed by a team from Spain and includes a site plan with an 18 hole golf course, a resort hotel, condominiums, townhouses and private villas. The plan satisfies all environmental requirements and all building permits have been issued. Within the perimeter boundaries of the Santa Barbara Samaná site is an executive international airport named Arroyo Barril. The runway is aligned east-west and has a paved length of 4,582 feet (1.4 km) with prevailing winds out of the east. The airport has a modern air terminal and has both a customs office and fuel facilities. It caters to private and local charter flights and is within 30 to 45 minutes flight from all the main international airports in the Dominican Republic. The planned golf course at Santa Barbara Samaná will surround the Arroyo Barril Airport and act as a buffer between the airport runway and residential units.
The Dominican Republic is catalogued as one of the world’s most important tourist destinations and the main destination in the Caribbean. The Dominican Government, through its Tourist Department, has initiated the promotion of quality tourism in the Samaná peninsula with low-density and maximum-design developments. These projects are designed to attract golfers and a nautical-sport public which are major tourist attractions. Any purchase of this assembly of land parcels would include all building permits and environmental approvals that have been issued.
The entire 3 million square meters of land is offered for sale with two options. One option is to purchase all the land by an individual developer. Another option is to purchase shares of a company formed to own the land which is currently set up with 8 corporate shares at $5 Million each. Within the second scenario, shareholders of the corporation could be developers desirous of developing certain portions of the entire piece (according to currently approved designs). Another shareholder option would be to trade shares for finished portions of the development. A third shareholder option is to realize potential gains from the resale of land parcels to individual developers. All this would be further explained in review of the corporation bylaws and clarified by majority vote of the shareholders at authorize board meetings. Although each share would be priced at $5 Million, it is possible for each share to be purchased by partnerships or other legal entities.
