Possibility of building 24 single-family homes or one supermarket or one hotel.
The plot is subject to the Single Family Intensive Residential Ordinance (single-family homes) and allows for administrative use and private services (professional offices of the owner of the home); sports use on the ground floor and basement linked to the home or building for exclusive use; garage (1.25 parking spaces per home at least and/or 3 spaces per 100 m2 built for commercial use); parks and gardens. The sector has a series of urban planning duties: if residential use is developed, land will have to be ceded to the Town Hall and certain roads and public open spaces will have to be built. All this must be done through a figure called the Action and Development Project.
Through the Specific Modification number 3 of the PGOU of Ávila (the definitive approval is published in the BOCL of February 12, 2009), the use of the Hotel and Catering Industry in an exclusive building was added as a compatible use to the Single Family Extensive Residential Complex. According to the definitions of the PGOU, this use includes in its definition uses such as temporary or temporary accommodation for people, such as hotels, hostels, inns, guesthouses, pensions, those dedicated to restaurants and in general those regulated by specific tourism legislation.
After the modification of PGOU number 9 (July 2013), in addition to the single-family residential and hospitality use, the commercial use in an exclusive building was added as a compatible use. The commercial use currently permitted refers to premises open to the public for the exhibition and wholesale or retail sale, or for the provision of private services to the general public, and covers different categories with different conditions (including supermarkets, direct factory sales, etc.), although the plot must meet certain technical conditions, it must be complete plots, i.e. all its boundaries must be limited to public spaces, roads, green areas, etc..
A compatible use is one that can coexist with the predominant use without losing any of its conditions and effects. This refers to another activity other than the specific activity of the characteristic use with the conditions established by the regulations.
That is to say, if the RUI Ordinance is applicable, all its parameters should be applicable, including those of compatibility of uses.
