Spacious villa on a fantastic plot situated directly on the Kagerplassen
Villa ‘ter Kaghe’ is located in one of the most attractive spots on the Kagerplassen. It is a generously-sized villa with a pier, boathouse and a glorious garden occupying 570 m2 of private land in quiet, rural surroundings among water and fields, yet still in the heart of the Randstad, close to Leiden and the A4. The villa dates from 1972. It was completely renovated and extended in 2003 and remains in excellent condition. The living area is 192 m2 distributed over two floors and a loft. The villa is insulated all around and comes with double glazing. The ground floor features underfloor heating.

Ground floor
The main entrance is on the garden side of the villa. On entering the house, you come into a spacious hall with toilet, wardrobe and access to the various rooms. From the hall to the left, you can enter the large living room, which features patio doors opening onto the terrace. The kitchen has an open connection to the living room, with a bar connecting these two spaces with each other. The expansive kitchen benefits from ample light entering from the conservatory. The conservatory offers magnificent views over the water, and is ideal as a dining area. It also provides access to the terrace on the water side.
From the hall to the right, you gain access to a large area that is currently being used for storing garden furniture and tools. This space could potentially be converted into an extra ground-floor room. There is a staircase in this area, leading to a separate bedroom upstairs.

First floor
The staircase in the hall leads to the first floor, where the master bedroom is located to the right. It comes with a huge walk-in wardrobe and a wonderful bathroom with double washbasin and whirlpool bath. To the left are two large bedrooms with a modern bathroom between them, equipped with a shower and washbasin. On the first floor there is also a toilet, a storage area with washer-dryer, and access to the loft. The loft itself is a pleasant, light space more than 10 metres in length, which would be very suitable for use as an extra room.

Plot
The garden is attractively landscaped and there are several terraces on the plot. The villa is located directly on the Kagerplassen and has its own jetty, boathouse and undercover mooring for two boats. The garden is south-facing and is screened by a hedge that provides both privacy and shelter.

Location
The villa is tucked away behind the Kaagsociëteit, in poetic surroundings among the Holland-Utrecht peat meadows. The view over the water and the surrounding fields is breathtaking in any season.

The Kagerplassen
The Kagerplassen is the oldest water sport area in the Netherlands, and is the original home of Dutch water sports. The most self-evident means of transport is the boat, which you can keep in the villa’s undercover mooring, and use to take a leisurely cruise past all the cafés on the water to see if there’s a spot free on one of the terraces. You’ll have that holiday feeling while living in the middle of the Randstad, with excellent connections to all major cities in the area. You can be on the A4 within minutes, taking the shortest route to Schiphol, Amsterdam and The Hague.

Accessibility
You can reach Villa ter Kaghe from the Zijldijk (set your route planner to navigate to Zijldijk 11, 2362 AE Warmond). At the end of the road, there’s a car park where you can leave your car, before taking the ferry to the other side.

In short: a great villa in a unique spot, a peaceful oasis in the middle of the Randstad.
