Port Vila’s Largest Deepwater Harbourfront Development Site Already Approved for The Construction of a 230+ Room Hotel
This 2.88 hectare (28,813 m2) absolute harbourfront development site overlooking Paray Bay to the outer harbour and sunset has planning approvals in place for a 236 room hotel plus foreshore reclamation. The site is flat and entirely usable and is elevated about 15 metres above sea level, which lends the site added privacy, wider views and greater security in stormy weather.
The word unique truly does apply in this case. This site is the largest available for private development on the Port Vila harbourfront. This site has the longest absolute waterfrontage of any lease on Port Vila’s harbour-front, approximately 100metres. This site is the largest undeveloped site in the central or harbour area of Port Vila.
The site has absolute main road frontage of 96 metres, offering a wide variety of possible commercial uses, including a retail complex and offices.
The total land area is 28,813 m2 excluding the foreshore area that has a PEA (Preliminary Environmental Approval) for reclamation. Added to the portion of land at water level, the reclaimable area of about 1,500 m2 would create a water level area of about 2,500 m2. The water frontage is located at the widest part of Paray Bay; there is a distance of 580 metres of open water between the foreshore boundary and the Iririki Island reef.
