The Parcel:  Successful, meticulously operated, income producing, turn-key nursery business offered for sale. Located at 634 Dawson Hill Road Spencer, NY, Tioga County. This mostly wholesale business is just  20 minutes north of Interstate 90 at Owego, NY,  Ithaca, NY is 30 minutes to the north and this business is 30 miles east of the Elmira/Horseheads, NY area.

This 7.2 acre parcel is completely tile drained and the entirety is gravel drained as well, ~100,000 tons of stone have been laid over the years.  The tile and stone drainage captures rainwater into two ponds at bottom of slope, one pond is 16 feet deep , water is then pumped into main, large irrigation pond, i.e. rainwater is recycled and used to irrigate the nursery stock.  The parcel is outfitted with underground irrigation lines and nursery plants are irrigated every evening during the season.  The parcel also has three wells, hence the nursery has an abundant water supply.



Nursery stock are grown in containers capitalizing  on the economic advantages of: 1) Smaller land area required. 2) Greater economic return realized sooner with more plants grown/acre vs in field planting.  3)  The potential for year-round seasonality with a short winter down-time. 4) More efficient production of small shrubs, annuals and perennials, 5) Better control over factors affecting plant growth (substrate, irrigation, fertilization)  plants can be repotted to larger containers if not sold. 6) More marketing options as some plants are easier to grow and/or harvest in containers and plants are lighter weight for shipping vs balling in burlap.



 An 8 ft. high deer fence surrounds the entire nursery.



Structures



Production facility: The nursery is equipped with a 60’x40’production facility built in 2010.  The owners take delivery of composted pine bark in a designated storage bay, fertilizer is added to the compost as well some sand for weight.  Delivered plants are transplanted into containers in this facility and stock is replanted as it grows. The facility has a concrete floor, specialized lighting, shop is well equipped with a welder, four potting stations, steel roof, 4 large overhead doors, the largest with electric door opener and 2nd story for additional storage.



              Office building: An attractive office building provides the ability to efficiently operate the business end of the nursery.  This 30x20 structure was built in 2011, boasts a full bath with shower and breakroom with kitchenette.  Items included: 4 office desks, 2 laptop computers with cloud based programs, 3 printers, 3 file cabinets, 5 office chairs, 1 storage cabinet.  Office has its own well and has a heating



Hoop Frames: The nursery has 11 hoop frames used with netting for summer shade and plastic for winter storage. Frames range in size from 20’x 30’ to 30’x 40’.

Nursery Stock:  The owners take great pride in their nursery which is clearly demonstrated in the health of the plants and the meticulous care and thought afforded to the overall operation.  Annually the Landscape Architecture class from Cornell University visits the nursery and the owner speaks to classes at Cornell describing how  a sloped pasture was transformed into a high end nursey and how the slope is used to capture and recycle rainwater.  Owner and key employee are CNLPs, Certified Nursery Landscape Professionals.



There are 21,836 items of inventory including may rare and unusual plants, for example the nursery has 15 Japanese Umbrella Pines which can withstand 50 below zero temperatures and are naturally disease and insect repellent.



       Plantasia Nursery has over 600 varieties and cultivars of ornamental shrubs and trees, grasses, ferns, perennials and edibles.  Plants are specifically selected for hardiness to the northeast United States and all stock are container grown.  In addition to meeting all of your needs for basic landscaping plants, Plantasia Nursery offers a large selection of specimen plants. They specialize in rare and unusual plants, including various weeping, topiary, standard and pom-pom specimens and have an extensive selection of Japanese Maples in all sizes.



    Plantasia Nursery is a regional source of quality container-grown nursery stock using the best quality mix, Osmocote 15-9-12 fertilizer and extensive irrigation. Our stock includes many weeping varieties, cloned seedlings, grafts, rare and unique specimens (e.g. Acer palmatum 'Sharp's Pygmy', Pinus aristata 'Bristlecone Pine', Sciadopitys verticillata 'Japanese Umbrella Pine'), newer variety shrubs (e.g. Cornus kousa 'Pendula', Magnolia virginiana 'Sweetbay'), and rows of beautiful & unusual perennials, as well as providing a large variety of grasses.
