The Property

Yule House is Grade II Listed and has a datestone indicating 1700, although a rear wing appears to date from the early 1600’s. Yule House was originally known as ‘Yurle House’ or Judge’s Lodging’ and the house is stone built with a Collyweston roof although there is a brick and pantile roofed extension to the rear with a further, and more recent, flat roofed extension beyond. The house has been divided to the front and rear to provide accommodation for two families but is being sold as one and reinstating the connections between the two halves appears straightforward.



The front door opens onto Catmos Street and the considerable stone-walled frontage culminates in a stone arch and a driveway leading to the west side of the house and further off-street parking. The front door is a central six panel door inset in a moulded stone shouldered architrave with panelled reveals and a rectangular three-light fanlight above. It opens onto a hall with original flagstones and a fire place with log burner. To the left is a dining room, currently used as a sitting room, which has a beautiful ornate wooden fireplace and a bay window. Across the hall to the right is the main staircase and, beside it, drawing room which has a fire place and log burner with French doors opening onto garden beyond and a secluded terrace. To the other side of the hall is the entrance to a two-vaulted cellar. A corridor leads to a vaulted utility/cloakroom and a breakfast kitchen both of which have limestone flooring. The kitchen has a wonderful Inglenook fireplace with a log burner. Upstairs, on the first floor, there are two good double bedrooms and a family bathroom with a dividing wall to a dressing area.



The rear accommodation is accessed via a modern flat roofed extension built above what was originally a swimming pool. This provides superb open-plan living space with a corner divided to provide an office and a line of French windows opening onto the garden. Adjacent to this room is a shower room and stairs opposite lead to a single bedroom above. At the base of these stairs there is a doorway leading to a rear hall with a utility room, with a WC off, to the left, a pantry ahead and a breakfast kitchen with a gas-fired Aga to the right. Upstairs, there are three double bedrooms, a large bathroom and a landing area which is configured as a dressing room.



The garden is walled, providing excellent privacy, and wraps around the house. Within the garden, in the southernmost corner, there is part of a barn which has annexe or home office potential. To the northernmost point of the boundary with Catmos Street there is a tarmacked driveway leading to a large double garage and parking for several cars with a further courtyard adjacent to the garage. Beside the garage is a dovecote, used as a garden store, but with the original features still intact.
