Any developer/purchaser taking on these properties will need to instruct the help of a Planning/Building Control consultant and work very closely with Building Control as neither property has Building Control Approval. Planning Permission for the two properties was obtained in July 2002. The application was for the demolition of an existing dwelling, erection of two detached houses with integral double garages and construction of vehicular access. This application was submitted under application no: 02/00742/FUL and approved on 31st July 2002.
Two applications for Building Control Approval were submitted in February 2003 and April 2003 under application no: 03/00172/DOM and 03/00172/RESA for the construction of two dwellings. Both applications were rejected because of the plans, however, the applications state that building work had commenced. Therefore, the properties do not have Building Control Approval.
We also note that the title register for these two properties have not been sub-divided and still reflect the original property that was located on the site. We would recommend that this is undertaken by a solicitor with experience in the local area and with this type of work.
