This property is an excellent mix of trees/cover for deer and wildlife, good grass for cattle, cultivated fields, and good water. Would be a great hunting and fishing ranch and/or a solid tract to run cattle on. It has not been hunted in many years but a trail camera captured several great whitetail bucks during the past season (see pics) and surprisingly, there have been quite a few aoudad that have showed up on camera. The exceptional road frontage makes this property well suited for development or division. The ranch roads have been very well maintained and there is an extensive network to give access to the entire property. There are multiple excellent home sites.
Terrain: This property has some gorgeous Post Oaks and Live Oaks with some subtle elevation change and scattered mesquites. There are 120+ acres of potential cultivation and the creek bottom area has great trees and serves as a major wildlife corridor.
Access: Access is excellent, with paved road frontage on 3 sides and just under 3600 ft. of frontage on HWY 67, as well as 2950 ft. of CR 152 frontage and just under 3,000 ft. of frontage on CR 135.
