The Gunnison Butte Farm is a unique property and undisputedly the most scenic location in the area. Located at the mouth of Gray Canyon on the Green River just 7 miles north of the town of Green River, this farm sits underneath the impressive monuments of the Gunnison Butte and the Bookcliffs Wilderness. The farm offers the ultimate end-of-the-road privacy while still being close to services. Agricultural production is outstanding, due to the friendly climate and superior water resources.
Green River, Utah is renowned nationwide for its watermelons, a crop that demands a lot of water and a long growing season. Most crops flourish here due to the long growing season (up to 157 days) and abundance of water offering many crop possibilities and options. This historic farm dates back prior to 1885 and consists of 155+/- acres with all acres given a historic irrigated status with an over-abundance of water (600 acre feet adjudicated). The farm is irrigated by a 2006 Valley model 8000 center pivot. The property only requires less than 400 acre feet to adequately irrigate a thirsty alfalfa crop, leaving over 200 acre feet available for other uses. Downstream states are thirsty, and it may be possible to broker the extra water to other entities.
Current crop is alfalfa, and the current owner can achieve 5-6 cuttings a year of dairy-quality alfalfa. The windrows are sometimes so deep that they can’t be straddled with a large tractor while baling. The water is supplied by a state-of-the-art pumping system directly from the Green river. This system was engineered by Harward Irrigation Systems of Springville, Utah, a company known across the West for excellent water engineering. Historically the farm has produced sugar beets, corn, melons, dairy quality alfalfa, and high quality grass mix horse hay for sale.
The Gunnison Butte Farm is bounded on the north by the Bookcliffs and on the south by the Green River for ½ mile of river frontage. Due to its location, this farm is home to many species of animals, including mule deer, Rocky Mountain bighorn sheep, wild turkey, quail, chukar, pheasants, waterfowl, and many other birds, as it is on a migration route. The possibilities for this farm are endless with its incredible views of the surrounding buttes, river frontage, and wildlife. The property is bordered on the north by a special Rocky Mountain Bighorn Sheep management area, and bighorns routinely ply the cliffs to the north of the ranch.
A town of about 1,000 people, Green River offers a full line of services, including a modern Western Family Grocery and Bakery, Ace Hardware and Lumber yard, Napa Auto Parts and several auto and truck repair shops. The schools offer K-12 with 20-30 kids per class. There are 3 churches in town: the Bible Church, the Catholic Church and the LDS Church. There are also several restaurants, truck stops and motels along with 5 fast food restaurants. It’s over 100 miles in either direction on I-70 to the nearest town of any size, so Green River is poised for growth in the area. A large power plant has been proposed south of Green River, which has the potential for rapid growth in the community.
