Thought to be an original Hunting Lodge, Midlington Farm House is a beautiful Grade II Listed family home situated in the pretty village of Droxford. The village lies in the Meon Valley and within the South Downs National Park. As the property is positioned on the edge of the village, there are unspoilt far reaching views of the Downs and landscape beyond. The property is thought to date back to Elizabethan times, but has been sympathetically restored and looked after over the current owners tenure. Retaining many of the character features of a property of this age, the rooms are beautifully presented, with good ceiling heights throughout and many rooms benefiting from open fireplaces.



Entering through the front door into a hallway, which stretches the length of the house into the morning room, the main reception rooms all benefit from being particularly light, with good proportions. The heart of the home is the drawing room with its open fireplace and large window. This room leads onto a good-sized sitting room with dual aspect windows and an open fireplace. Currently used as a study, this room is a flexible space as it leads into the family room at the rear of the house. A glass extension running along the back of the property connects the morning room, utility and downstairs cloakroom to the hallway.



The kitchen is beautifully fitted, with a racing green electric AGA and bespoke wooden cupboards. The terracotta tiles and vaulted ceiling give this room a continental feel. Being triple aspect, this room is light and airy getting sun throughout the day. The room which extends from here is the perfect spot for breakfast with French windows leading onto the terrace. There is a large dining room, which is double aspect and has an open fire place. There is also a fantastic cellar which has the original red brick floor and is well ventilated with several wine bins built into the walls.

There is a good sized linen cupboard in the bathroom. Leading up to the second floor are two further bedrooms, both with exposed beams and fantastic views. There is another family bathroom and ample storage in the eaves.



Entering through a wooden gate onto a large gravel driveway, with parking for several cars, there is a good approach to the house from the village lane. The garden has been carefully planted with established beds and mature trees and hedging. Mostly laid to lawn, the level garden lies to the westerly elevation of the house benefiting from sunshine in the late evening and cracking views. A paved courtyard and water feature has been created from the morning room, which is perfect for entertaining and al fresco dining. There are two outhouses, which are perfect for storage or a wood store. There is little orchard with espaliered apples and a pretty Prunus tree which blossoms in the springtime along with a mature fig tree baring fruit.
