The property is situated across a small headland jutting into Shute Bay, and being situated the high water mark of the Bay and Shute Harbour Road.
Approximately 3200 square meters of the property on the northern side consists of level to gently sloping land on the same level as Shute Harbour Road, and approximately 7 meters above the high water level. The remainder of the property on the southern, eastern and western side, with an area of approximately 5000 square meters, consists of level ground approximately 1.5 meters above the high water level of Shute Bay, and a driveway connecting this area rising to Shute Harbour Road along the western end of the property.
The majorityof the lower terrace, which is 5 to 6 meters below the level of the higher section, was reclaimed from Shute Bay by filling and pushing and excavating part of the previous headland. This has left a fairly sheer rock wall between the levels of the property, with the driveway rising from the lower terrace to Shute Harbour Road along the western side boundary.
The southern and south eastern sides of the lower terrace are retained by a low concrete and rock wall falling into Shute Bay, and ontoa narrow gravelly beach alone part of the south eastern side. The western side of this lower terrace has been retained with a 7 meter high rock and concrete wall to form a wharf face along this side, whichprovides a water depth of up to 2 meters at low tide. Concrete stairs have been built into the wall to provide access to boats at all tide levels.
The property has absolute water frontage to Shute Bay on 3 sides, and provides excellent views to the west, south and east over Shute Bay and inshore islands.
